Alta Surveying throughout the bay area

Serving contractors, developers, property owners, engineers, other land surveyors, local municipalities, and state and federal governments.

Cinquini & Passarino provides professional ALTA surveys that adhere to the strict standards of the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). Our surveyors will guide you through the entire process, including helping you determine the appropriate Table A Optional Survey Responsibilities and Specifications to the standard ALTA survey requirements for your project. The Optional Table A requirements help customize the survey to meet your needs, as well as those of your lender or investor.

What is an ALTA Survey?

An ALTA survey is a detailed map of a parcel that identifies all existing property improvements, utilities, and other significant findings, as well as property boundaries and easements and then shows how they relate to the real estate title. With any legal ownership of land, it’s essential to have the boundaries of the property professionally delineated, particularly to prevent potential disputes about where one parcel ends and another begins. In addition, an ALTA survey gives a title company, corporation, or lender the information needed to issue an American Land Title Association extended coverage title insurance policy.

ALTA surveys are typically required for:

  • Commercial real estate transactions
    • Due diligence for a commercial real estate purpose or financing
    • Boundary line disputes
    • Potential Encroachments
    • Easements or claims of easements not available in public records
  • Vacant land purchases
    • Land development
    • Resolving boundary, ownership, or encroachment issues that weren’t known at the time of purchase
  • Pre-Construction and Post-Construction lending
    • Proposed development and existing title encumbrances
    • Depiction of final constructed project
