What is an ALTA Survey?
An ALTA survey is a detailed map of a parcel that identifies all existing property improvements, utilities, and other significant findings, as well as property boundaries and easements and then shows how they relate to the real estate title. With any legal ownership of land, it’s essential to have the boundaries of the property professionally delineated, particularly to prevent potential disputes about where one parcel ends and another begins. In addition, an ALTA survey gives a title company, corporation, or lender the information needed to issue an American Land Title Association extended coverage title insurance policy.
