What is an ALTA/NSPS Survey?

An ALTA/NSPS survey is a comprehensive survey that provides a detailed view of an existing Napa property. These surveys are often required in real estate transactions by title companies and/or lenders. They’re also required to receive an American Land Title Association (ALTA) extended coverage title insurance policy. 

An ALTA/NSPS survey involves a survey and mapping of all the existing features on a parcel of land. Depending on your property, this may include:

  • Land ownership data 
  • Boundary lines
  • Improvements
  • Surface Evidence of Underground Utilities
  • Real property 
  • Easements
  • Potential Encroachments

What is Table A?

Table A lists optional items that can be added to your survey to meet the specific needs of your property, title company, and/or lender. It’s important to note that although these items are considered optional, some of them may be required. Some of the items listed in Title A include:

  • Gross land area
  • Flood zone classification
  • Governmental Agency survey-related requirements, such as HUD surveys or surveys for leases on lands managed by the Bureau of Land Management
  • Names of adjoining property owners
  • Distance to the nearest intersecting street
  • Evidence of existing underground utilities
