What is a Boundary Survey?
Boundary surveys are used to formerly determine property lines and the corners of a parcel of land in Napa County as described in the deed. They can be used to determine whether there are any easements or encroachments on the land and the extent of the limitations imposed by state or local regulations.
Boundary surveys may also be required for lot line adjustments or for locating structures on parcels of land. If the land hasn’t been previously surveyed, or the previous survey is found to have a discrepancy or corner monuments, a Record of Survey will be filed with the county surveyor.
Our boundary surveyors start with measuring, marking, and mapping the boundary lines of land ownership. Then, they thoroughly examine the historical records relating to the property and the land surrounding it. The results of the field survey are compared with the historical research to reach a final conclusion on the property’s boundaries.
Once this has been done, our land surveyors will create a resolution drawing for Record of Surveys, Parcel Maps, or Final Maps. This will include a plan of the property, a legal description, and notes on any monuments (such as wooden posts, pipes, or marked trees) on the property’s corners.
When is a Boundary Survey Needed?
Some examples of when you might need a boundary survey include:
- Settling property line disputes
- Prior to building a new structure on your property, such as a fence
- Before you sell or purchase a property
- Establishing right-of-way
- Identifying easements
- Subdivision mapping
- Land development projects
